About HomeRelay

HomeRelay is being built by its founder, Jake, as a working prototype to test the idea with Seattle home buyers before any service launches. It isn’t serving buyers yet.

• HomeRelay Realty, a Washington real estate firm with a designated broker, licensed before it serves anyone.
• One named lead broker per buyer, who advises, negotiates and approves every AI draft before it’s sent.
• Licensed field agents from the same firm for tours, the inspection visit, the final walkthrough and keys, with a backup when one can’t make it.
• A written buyer services agreement before the first tour, naming your broker and setting out a $5,000 flat fee paid at closing ($0 if you don’t buy), a 60-day term, your choice of exclusive or non-exclusive, how to end it, and Washington’s real estate agency pamphlet.
• Software that does the homework: the all-in monthly cost and cash to close first, every deadline in Pacific Time, and drafts for your broker to review.

Compensation is not set by law and is fully negotiable.

A few formulas follow real, published rules as of September 2026: mortgage principal and interest, the 7.03% benchmark rate (Freddie Mac average, Sep 24, 2026), King County’s $1,063,750 conforming loan limit, Fannie Mae’s limits on seller credits and business-day deadlines in Pacific Time.

Everything else is sample data: listings, addresses, photos, people, companies, lender quotes, tax, insurance and closing-cost amounts, price estimates, comparable sales, offer-likelihood bands and zoning estimates. Any resemblance to real homes or people is unintended.

The demo’s AI is a rules-based prototype: ordinary code with no language model. It searches, runs the numbers, tracks dates and drafts; it never signs or sends anything, and it doesn’t do work that needs a license. At launch, everything it drafts will be labeled and reviewed by your broker before it’s sent.

• No steering. HomeRelay takes no referral fees from lenders, inspectors, escrow, title or insurance companies, and you choose every provider.
• Money never moves on an email. Before any wire, you call escrow at a number you look up yourself.
• Equal Housing Opportunity. Search uses only the home facts you ask for and never a protected characteristic, and we don’t label neighborhoods “good” or “safe”.
