Tools for a home and its loan
Tools that work with real homes and your own numbers: check a home you found, see what your numbers could support, and read the forms a lender gives you. No sample listings, no lender names; where a figure is only a placeholder, it says so.
Check a home you found
Found a home for sale in one of our 50 cities? Type its asking price and what the listing says. See its estimated monthly payment and the cash you’d need, line by line, with the state’s rules and the ZIP’s public figures.
My numbers
Enter your down payment, cash, income, debts and your own quoted rate. See the price range they could support in your city, the cash it would take, and how the rate and down payment change the monthly payment, next to what buyers there actually borrowed (public HMDA loan records).
Compare loan offers
Type two or three Loan Estimates. See each loan’s monthly principal and interest, the cash it needs at closing, what it costs after 5, 7 and 10 years and to payoff, and when paying points breaks even.
Check a Closing Disclosure
Type the charges from your Loan Estimate and your Closing Disclosure. See which charges went up more than federal rules allow, and any amount the lender has to refund.
What they are, and aren’t
They do math on the numbers you type and explain the rules behind it, with links to the laws and data sources. That’s general information, not legal or financial advice. They don’t make loans, name lenders or recommend one. Homiy isn’t a lender or a licensed brokerage.
Your numbers
Nothing you type is sent anywhere. The loan tools keep what you type on the page only, so it’s gone when you close it. Check a home keeps the home’s facts in the page’s address, after “#”, so you can bookmark it. My numbers, and a down payment or rate you change on any page, stay in this browser only until you reset them. If you make a share link, the numbers go in the part of the link after “#”, which browsers don’t send to any server; anyone you send the link to can see them.
