Your contract sets the closing date, and several steps have to finish first. Here's what to check, and who to ask.

What has to finish first

Your contract sets the closing date. In between come the earnest money deposit, the inspection, the appraisal, final loan approval, the Closing Disclosure (at least 3 business days before closing) and a final walkthrough. Rule1,2

Where closings get held up

Documents. Slow document replies can push your closing and put your rate lock or deposit at risk. Known3,4

Appraisal. Appraisal report: usually 5–20 business days after the lender orders the appraisal. Estimate5,6

Closing Disclosure. Ask your lender when it will be sent, so the 3-day wait doesn't push your closing. Rule7,8

Protect your rate lock and deadlines

A lock holds your rate until a set date, as long as your application doesn't change. Locks are typically offered for 30, 45 or 60 days; pick one that covers your closing date. Known9

Your financing contingency protects your deposit only until its deadline; after that the risk is yours. If approval is running late, ask your agent about a written extension before the deadline. Rule10,11,12,13,14,15,16
